Be Aware of and Adhere to Georgia Power Rules and Setbacks for Lakefront Properties. It is critical to be certain of where Georgia Power Company’s setback is from the shoreline as this line may vary greatly from property to property.
Sebastian Cove Residents:
On random occasions the A.C.C. makes neighborhood drive throughs. The purpose is to assess Sebastian Cove’s “Curb Appeal” as mandated by the S.C. Homeowners Covenants. During these assessments a number of covenant violations impacting the community’s appearance have been addressed and are in the process of being corrected. Some notable violations are listed here.
The Architecture Control Committee’s (ACC) purpose is to assure that plans submitted for approval for the installation, construction or alteration of any structure on any LOT are in conformity, harmony, location and overall quality with the subdivision standards. In addition, each owner shall keep and maintain the exterior of any and all improvements located thereon in a neat, attractive and safe condition (Article VI Section 2).

- Exposed Propane Tanks
- OutBuilding maintenance/Architecture conformity
- Landscaping/Weeds/Pine Straw/Building materials/etc
- Left over construction materials

If you have an SCHA Covenant violation on your property, please do not wait for an SCHA Board of Directors Member or ACC Team Member contact before correcting the issue. NO ONE enjoys this type of contact.
Also, Sebastian Cove’s Homeowner Association Board of Directors would like to remind all our members if you are planning any type of structure addition, improvements or major landscaping changes a “Construction Permit Application” must be submitted to the ACC for approval before the project begins. You may download a copy of a Construction Permit Request at the top of this page. Just fill it out and give it to any ACC Team member. The approval process may take up to 45 days so don’t wait until the last minute to submit your request.
